Following nearly a decade of coordinated planning and development, El Barrio’s Artspace PS109 now is a successful 114,000-square-foot, mixed-use historic redevelopment. The $52 million project, which was completed in late 2014, created 90 low- to moderate-income residential apartment units for local artists with approximately 14,000 square feet of community space on the lower levels.

In response we have advised on the conversion of hard-to-develop historic buildings and brownfield sites, the reuse of decommissioned schools, and the creation of new construction projects. But it’s not always about getting that one affordable artist live/work project. Sometimes it’s bigger. Sometimes it’s about strategies, tools and policies necessary to steer local development and property owners toward serving the creative sector.
Artspace has narrowed in on a site in Denver’s River North Art District for an 80- to 100-unit project.
Artspace has signed an exclusive negotiating rights agreement with Denver-based Westfield Company to start working on a development plan for a portion of a 14-acre site Westfield owns at 40th Street and Brighton Boulevard, said Wendy Holmes, Artspace senior vice president for consulting and strategic partnerships.
"Everywhere (Artspace projects) have been built, a vibrant arts district has grown up around them, bolstering the local economy and creating true community," said Jaime Glasser, a downtown resident active in Mesa's art scene.
The Artspace development team and its local partners are pleased to announce that the Arizona Department of Housing (ADOH) has approved low-income housing tax credits (LIHTC) for an affordable live/work facility for artists to be located at 155 South Hibbert in Downtown Mesa.
Several changes are in the works as the Mesa arts scene continues to evolve. Mesa Artspace Lofts is scheduled to open Mesa Artspace Lofts by early 2018.
At the Tannery Arts Center in Santa Cruz, three separate events are combining into one big weekend. The second annual Ebb & Flow event, celebrating the San Lorenzo River will give way to Tanniversary, the Tannery’s annual birthday celebration.
There are plenty of people eager to see work begin on the new Artspace project, which is scheduled to begin later this summer in downtown Hastings. But perhaps none are so eager as those who have been working behind the scenes to make sure the new structure does just what it’s intended to.
